Sell your house as-is in Riverside

Riverside has the oldest housing in the county and the widest variety of it. In the Wood Streets and around downtown you have 1920s and 1930s houses with character and with eighty years of accumulated work. Some of it good, some of it not.

Historic houses are their own category

A 1925 bungalow with original windows, a converted porch, and a foundation that has settled unevenly is a beautiful house and a difficult sale. Retail buyers love the idea of it and then discover what the repairs cost.

We buy them knowing what we are taking on. If a house is in a historic district or has a landmark designation, we will flag that early because it constrains what can be changed.

From La Sierra to Orangecrest

The newer parts of Riverside are a completely different proposition: 1980s to 2000s tract housing, HOAs, and the usual end-of-life repairs arriving at once. Those houses are sellable on the open market when they are in decent shape. and painful to list when they are not.

Either way, we look at the specific house rather than the postcode.

Neighbourhoods we buy in

The Wood Streets, Arlington Heights, Magnolia Center, Casa Blanca, La Sierra, and Orangecrest, plus the older blocks around downtown and near the university. Riverside has the oldest housing in the county and the widest range of it, from 1920s bungalows to 2000s tract homes.

The problems differ at each end. A 1925 house has settled foundations, old wiring, and eighty years of work done by people with varying standards. A 1998 tract house has an original roof, an original HVAC system, and an association.

Historic designation, and why it comes before a price

A landmark designation, or a location inside a historic district, limits what can be altered. That changes what a renovation costs and therefore what the property is worth to anyone.

We check it before quoting a number. If it applies we say so, because a buyer who discovers it after signing is a buyer who renegotiates.

Houses held as student rentals

A house rented to students for fifteen years wears in specific ways: doors, floors, bathrooms, and a kitchen that has been repaired rather than replaced. It is also usually tenanted on a lease that runs past the closing date.

We buy those with the lease in place and take over the landlord's side. You do not have to wait for a vacancy, and the tenant does not have to move.

Common in Riverside

  • Pre-1950 houses with settled foundations and old wiring
  • Converted porches, garages, and unpermitted additions
  • Homes near UCR held as rentals for years
  • 1980s-2000s tract homes with several systems failing at once

Common questions

Do you buy houses in historic districts?

Yes, with the caveat that historic designation limits what can be altered. We will check before making an offer so the number reflects reality rather than an assumption.

Can you buy a rental near UCR that is currently occupied?

Yes. We buy tenanted properties and take on the landlord's side of the existing lease. You are not required to end a tenancy before selling.

My house has knob-and-tube wiring. Does that stop a sale?

It stops most mortgage lenders, which is why these houses often cannot sell conventionally. It does not stop a cash purchase; it is a cost we account for.

Can you buy a house with tenants who are behind on rent?

Yes, though it changes the number. Tell us the arrears and whether any notice has been served, so it is priced rather than argued about after the contract is signed.

Do you buy homes with aluminum or knob-and-tube wiring?

Yes. Both make a house difficult to finance conventionally, which is precisely the situation an as-is purchase suits. It is a cost we account for in the offer rather than a reason to decline.
