Sell your house as-is in Lake Elsinore

Lake Elsinore has some of the widest spread in housing quality in Riverside County. Canyon Hills and Tuscany Hills are recent and hold value; parts of the older city near the lake are a different picture entirely.

Older homes near the lake

The housing closest to the water includes some of the oldest stock in the county, built before current building standards and in some cases before the flood-control work that changed how the lake area drains.

Practically, that means foundations that have moved, additions built without permits, and houses where the highest and best use is a full rebuild rather than a repair. Those are the properties that sit on the MLS for a year.

Hillside and HOA communities

In the hillside communities the issues are different: slopes, drainage, retaining walls, and HOA rules about what can be visible from the street. A deferred repair there is not just cosmetic. It is a letter from the association and eventually a lien.

We buy with existing violations and unpaid assessments, and settle them at closing.

Neighbourhoods we buy in

Canyon Hills, Tuscany Hills, Rosetta Canyon, Summerly, Lakepointe, and the older streets between the lake and Highway 74. The spread between the newest and oldest housing here is wider than anywhere else in the county, and an offer reflects the specific house rather than a citywide average.

In the hillside communities the constraints are physical: slope, drainage, retaining walls, and a driveway steeper than an appraiser is comfortable with. Near the water they are historical: homes built to standards that no longer apply, on lots that have flooded before.

Vacancy is the quiet problem

A house that has been empty for a year decays differently from one that is lived in. Pipes sit, the water heater fails, a small roof leak becomes a ceiling, and something gets in through a vent. None of that shows up in a photograph.

We walk the property before an offer becomes final for that reason. If we find something the owner did not know about, we say so. Including when it moves the number the wrong way.

What an association violation actually costs

An association letter is not a lawsuit, but it does not go away on its own. Unpaid assessments accrue late fees and interest, and a violation left open can end with a lien recorded against the property.

At closing we obtain the association's demand and pay it from the proceeds. You do not have to settle it first, but you do need to tell us it exists so the offer is not built on a wrong assumption.

Common questions

Do you buy houses with foundation problems?

Yes, including ones where a structural engineer has already said the repair is significant. We price the repair in rather than asking you to fund it first.

What if there is an open code enforcement case?

Tell us about it up front so it is priced correctly. Open cases are common on long-vacant properties and they are resolvable, but surprises late in escrow are what kill deals.

Is a vacant house harder to sell?

On the open market, usually yes: lenders dislike them, insurers dislike them, and they attract vandalism. For a cash purchase it is not an obstacle.

Do you buy in Alberhill and the newer developments?

We will look at anything. A newer house in good condition usually sells better on the open market than to an investor, and if that is the case with yours we will say so rather than make an offer that does not fit.

The house has been empty for two years. Is it still worth buying?

Usually yes. The offer reflects what the vacancy has cost: deferred maintenance, sometimes vandalism, but an empty house is not the obstacle to a cash purchase that it is to a financed one.
