Sell your house as-is in Perris

Perris is a working city with a lot of small houses on large lots, a long stretch of industrial and logistics development, and older neighbourhoods where the housing was built for the people who worked in them.

Small houses, big lots, unusual structures

A common Perris property is a modest house on a lot with a detached garage, a shop, a second unit, or a trailer that someone has been living in. Each of those is a complication for a mortgage lender and a normal fact of life here.

We look at what is actually on the parcel and what it is permitted for, and we price accordingly. We are not frightened by a converted garage.

When the numbers stopped working

A lot of calls here come from owners who bought or refinanced during a hotter market and now owe close to what the house is worth, with a repair list they cannot fund.

We will tell you honestly if a short sale or another route makes more sense than a straight sale. An offer that cannot close is worse than no offer.

Neighbourhoods we buy in

May Ranch, Green Valley, and the older blocks downtown, plus the unincorporated communities around the city. Nuevo, Romoland, and the parcels along Highway 74. Perris has a lot of small houses on generously sized lots, which is exactly the shape a mortgage lender finds awkward.

A second unit, a converted garage, a shop at the back of the lot: each is common here and each one narrows the pool of buyers who can finance the property. That narrowing is the gap an as-is offer fills.

When the loan is the problem, not the house

Some of the calls here come from owners whose mortgage is close to what the house is worth and who cannot fund the repair list on top of it. That is common in Perris and it is not something to be embarrassed about.

We will tell you plainly if a short sale or another route makes more sense than a straight sale. An offer that cannot close wastes the one thing you cannot get back.

What we look at when the lot has extra structures

Whether the structures are permitted, whether they are habitable, and whether the lot is zoned for more than one dwelling. A legal second unit is worth real money; an unpermitted conversion is worth less, but it is not worthless.

We also check access and utilities. A rear parcel with no recorded easement is a different property from one that has it, whatever the acreage says.

Common in Perris

  • Detached garages, shops, and second units
  • Older homes on lots zoned for more than one dwelling
  • Roof, plumbing, and electrical work deferred for years
  • Owners who owe close to the property's value

Common questions

Do you buy properties with a second unit or converted garage?

Yes, whether or not it was permitted. We will ask what is documented, because that affects financing options for a future buyer, but it does not stop the purchase.

What if I owe more than the house is worth?

Then a normal sale may not work, and we will say so. Depending on your situation a short sale or a different route may be the right answer, and that is worth knowing before you spend months on a listing.

Can you buy in Nuevo or Romoland?

Yes. Those are unincorporated Riverside County rather than the city of Perris, which changes the paperwork and sometimes the zoning, but not whether we can buy.

Do you buy a house with a tenant in the back unit?

Yes. Both leases transfer with the property, and you do not have to end either tenancy in order to sell. We take over the landlord's side as of the closing date.

What if the county has an open code case on the property?

Tell us early. Open cases are common on houses with unpermitted work, and they are resolvable, but they need to be priced into the offer, not discovered during escrow.
