About Premium Yard and Home
We are a real estate investment company in Temecula, California. We buy single-family houses as-is and either hold them or assign the contract to a cash buyer.
What we actually do
We make written offers on houses we intend to buy, usually with our own money or a committed buyer behind us. We look at the property, work out what it is worth after the work it needs, and put a number in writing.
We are not your agent, we are not a brokerage, and we do not list your house. We are the buyer on the other side of the table, which is a different relationship with different incentives. Worth understanding before you call anyone in this business, including us.
Where we work
Temecula and the surrounding Riverside County cities: Murrieta, Menifee, Wildomar, Lake Elsinore, Hemet, Perris and Riverside. We also look at opportunities elsewhere, but we will tell you honestly when a property is outside what we can evaluate properly.
What we will not do
We will not promise a price before we have looked at the property. We will not tell you an offer is an appraisal, because it is not. We will not ask you to pay a fee to receive an offer, and we will not ask you to sign anything that hides how we get paid.
If your situation is better served by listing with an agent or by staying put, we would rather say so than talk you into a sale.
How we are paid
When we buy a house ourselves, we are paid by reselling it after the work is done, or by holding it as a rental. When we assign a contract, we are paid an assignment fee by the buyer who takes our place. In both cases the money comes out of the transaction rather than from a fee you pay up front.
If anyone in this business asks a seller for an upfront fee to receive an offer, that is the point to stop and walk away.
Why we say no
We turn properties down. A house can be outside our area, priced beyond what the work justifies, or in a legal situation we cannot take on responsibly. Saying no early is cheaper for everyone than a contract that falls apart in escrow.
If we are not the right buyer, we will tell you what we would do in your position. Including listing it, when that is the better answer.

Common questions
Are you a real estate agent or a brokerage?
No. We are a real estate investment company, which means we buy as a principal rather than representing you in a sale. That also means we are not your fiduciary, and our offer is not advice.
How do I know you will actually close?
Ask for proof of funds and the name of the title company before you sign. Any serious buyer can provide both, and the question is worth asking of every buyer you talk to, not just us.
Do you buy outside Riverside County?
We look at properties elsewhere, but we will tell you when one is outside what we can evaluate properly. A buyer who claims to buy everywhere is usually not buying anywhere in particular.
